Can't find what you're after? Call us on 0418 437 400 (9am–5pm, 7 days) or email stay@lappifarm.com.au.

Getting here

Do I need a 4WD? Why?

Yes. You'll need a 4WD or AWD vehicle with at least 180 mm of ground clearance, because of the rough roads and the causeway crossing on the way in. Your manufacturer or vehicle manual will list your car's ground clearance.

How do we get to the property?

Follow our written directions (PDF) and watch the one-minute video of the drive in below. We also send both to every guest in the days before their stay.

Please don't rely on GPS maps. Many are wrong because of road changes that haven't been updated.

The directions give a distance for each leg, so get to know your car's trip meter and reset it at each turn. If you're not used to country roads, expect no street lighting, and watch for livestock, kangaroos and wombats. At night it often feels like you've driven much further than you have, so the trip meter really matters.

Can we bring a 2WD and walk the last bit?

No, this isn't practical. There's a causeway (water crossing) right before the property, and the last 5 km is through private properties where vehicles can't be left.

We're two families and only one of us has a 4WD. Can we car shuffle?

Unfortunately not. The last 5 km is through our neighbours' properties and vehicles can't be left there. The nearest town where you could leave a car is Berridale, 20 km away.

Do we need snow chains in winter?

Not to reach Lappi Farm. If you're driving up to the ski resorts between the June and October long weekends, you should carry properly fitted snow chains, even in a 4WD.

Our property

Do people live on the property?

Yes. Lappi Farm is our family home and we live here year-round.

Can I bring my pets?

Yes, we're a pet-friendly property. There's a one-off pet fee of $50 per booking, however many pets you bring, plus a $200 pre-authorised security bond that's only processed if there's damage or extra cleaning.

Pets must be well behaved and under control at all times. Please clean up after them, keep them off the furniture, and never leave them unattended in the cabins or on the property (unless they're in one of our day kennels). Domestic animals, other than service animals, aren't allowed in national parks.

Do you have kennels available?

Yes. We have five secure day kennels for hire at $20 per day, 7am–7pm. They're perfect for a day in Kosciuszko National Park, where dogs aren't allowed. Add one when you book.

What animals do you have? Can we meet them?

We have a lot of animals, and many roam free so you'll meet them around the property:

  • Camels
  • Alpacas
  • Donkeys
  • Horses
  • Cows
  • Sheep
  • Goats
  • Pigs
  • Chickens
  • Ducks
  • Geese
  • Turkeys
  • Guinea fowl
  • Peafowl
  • Reptiles
  • Rabbits
  • Guinea pigs
  • Quail
  • Working dogs
  • Livestock guardian dogs
  • …and more

We also offer farmyard experiences such as feeding, grooming and photo opportunities.

What activities can we do on the property?

Lappi Farm is best suited to people who want to escape the hustle and bustle and disconnect. Think the wood-fired sauna, canoeing, swimming holes, river trails, wildlife spotting and meeting the animals. See Experiences for more.

Do you have canoes and kayaks?

Yes. We have canoes, paddleboards and kids' kayaks for guests to use, with paddles and life jackets provided.

Can we go fishing?

Yes. We have about 1.6 km of Snowy River frontage and you're welcome to fish from the banks, with a licence if required. Trout season runs between the October and June long weekends; fishing for trout in streams outside the season is illegal. Please stay on our side of the river and within our boundaries.

Do you have BBQ facilities?

Each cabin has a fire pit with a BBQ plate. We don't have electric or gas BBQs.

Do you supply firewood?

Yes, about 20 kg comes with each booking, and more is for sale from reception, usually cheaper than service stations or Bunnings. You're also welcome to bring your own. Chainsaws aren't permitted on the property.

Do you have a laundry?

Yes, a communal laundry with a free washing machine. There's no dryer, so bring your own detergent. In winter the plumbing occasionally freezes.

Do you have mobile service, Wi-Fi or TVs?

Each cabin has Wi-Fi, averaging around 25 Mbps (speeds vary, and we can't offer a discount or refund for an outage). Mobile service is extremely limited; Telstra is generally best. The cabins don't have TVs. We like giving guests a break from technology, so feel free to tell your boss there's no coverage and turn your phone off.

How can family and friends reach me in an emergency?

They can call us on 0418 437 400 and we'll pass on the message.

Do you offer horse riding?

No, but there are several places in the region that do. A quick online search will find the best fit for you.

Can we bring dirt bikes or go 4WD-ing?

No. Dirt bikes aren't permitted, and while we're 4WD-access only, there are no 4WD tracks. Guests can only drive on the road between the property entrance and the cabins.

Can we hunt on the property?

No. Hunting isn't permitted, and guests can't bring firearms or other hunting tools onto the property.

Can we have parties or music?

We're a family-friendly property where people come to get away from it all, so we don't allow parties or events. Music at your cabin is fine, as long as it doesn't disturb other guests.

Do you host weddings?

We have hosted weddings, and the farm has several beautiful spots for your day. Get in touch to talk it through.

Do you offer day visits?

Not yet, but we're working on it. Watch this space.

Do you have luggage storage?

No. As a working farm we're often out of reception and around the property, so we can't offer a secure place to store luggage.

Our cabins

How many people can stay, and can we bring extra bedding?

Mökki cabins sleep a maximum of 4 guests and the Hytti sleeps 6. Extra guests aren't permitted beyond these numbers, even with your own bedding.

Do we share a cabin with anyone?

No. Your cabin is booked for your exclusive use.

How far apart are the cabins?

About 50 metres apart, with bush between them for privacy.

Are the cabins heated? Is there hot water?

Yes to both. Even on the coldest nights most guests end up turning the heating down, and every cabin has its own hot water service.

What's in the cabin kitchens?
  • Full-size fridge freezer (about 220–240 L, not a bar fridge)
  • Benchtop oven and two-burner cooktop
  • Kettle and toaster
  • Pod coffee machine (K-fee pods, available at Aldi)
  • Cutlery, crockery and mugs
  • Drinking glasses and wine glasses
  • Kids' plates, cups and utensils
  • Knives, ladles, egg flips, tongs, wooden spoons and chopping boards
  • Saucepans and frying pans
  • Salad and mixing bowls, colander and grater
  • Salt, pepper and spray oil
Do the cabins have bunk beds?

Yes, every cabin has a set of bunks.

What linen do we need to bring?

None. Linen, towels, doonas, pillows and heavy fleece blankets are all provided.

Nearby services

Should I bring my groceries?

Yes, please bring all your supplies, or at least your first day's food. The nearest supermarkets are in Jindabyne and Cooma, 35–50 minutes away, so you won't want to turn around after arriving.

Where's the nearest service station?

Berridale, 20 km away. Every service station in the region sells alpine diesel.

Are there restaurants nearby?

In Dalgety (11 km) there's Buckley's Crossing Hotel and Tuscany. In Berridale you'll find the newly reopened Berridale Inn, the Berridale Country Club, Shut the Gate Wines and the Little Grocer. See our local recommendations for more.

Visiting the snow

Does it snow at the farm?

It can, but not often, and it rarely settles. To see snow you'll generally need to drive into Kosciuszko National Park.

How far are the ski resorts?

Thredbo and Perisher are both about 75 minutes' drive. Selwyn Snowfields is about 2 hours.

Where can I get a National Parks entry pass?

At the park entry gates, or the visitor information centres in Cooma and Jindabyne.

Do you hire skis, boards or snow chains?

No, but they're easy to hire from rental shops and service stations in Cooma, Berridale and Jindabyne.

Booking conditions

What's the best way to book?

Book direct with us online. It's the cheapest option and secures your booking instantly. We're also on third-party sites like Airbnb, but they cost more and have stricter amendment and cancellation policies than ours.

What time is check-in and check-out?

Check-in is from 3pm and check-out is by 10am. Arriving late? Let us know and we'll arrange an alternative check-in. We're a family business and one person cleans every cabin, so please be prompt at check-out. Late departures can incur fees up to a full extra night.

Can I request a particular cabin?

Yes, and we'll do our best, but requests can't be guaranteed.

Can we book multiple cabins?

Yes, through our online booking page. We'll try to put you next to each other but can't always guarantee adjacent cabins.

What counts as a child for bookings?

Anyone under 18 is a child, and children aged 2 and under are infants. Children and infants stay free when you book direct through our website.

Can I change or cancel my booking?

Amendments are subject to availability and incur a $25 administration fee. For bookings made direct, cancellation charges are:

  • More than 14 days before check-in: $25 administration fee
  • 8–14 days before check-in: 30% of the total booking
  • 7 days or less before check-in: 100% of the booking

See our full Terms and Conditions.

I booked through Airbnb, Booking.com or another site. Can you cancel it?

We can't. Those bookings are made with the third party under their terms, so you'll need to cancel with them. Their amendment and cancellation policies are stricter than ours, and booking direct is cheaper. If you've booked through a third party and realise Lappi Farm isn't the right fit for you, we'll let you cancel fee-free within 48 hours of making the booking.
