How do we get to the property?Check out the directions to our property. We provide these to all guests in the days leading up to their stay. Do not rely on GPS maps. Many are incorrect due to numerous changes on the roads that have not been updated. The directions will give you distances to travel, make sure you take some time to familiarise yourself with your cars odometer which you will be able to reset at each leg. If you are not used to driving on country roads you may find the lack of street lighting very different. Please be aware of animals such as livestock, kangaroos and wombats on the roads and drive carefully. When driving at night it will often feel like you have driven a lot further than you actually have, so it is important to set the trip meter in you car so that you can follow the direction accurately.

Do I need a 4WD? Why?We strongly advise that you require a 4WD or AWD vehicle with at least 180mm ground clearance as a minimum due to the rough roads and causeway crossing required to get to Lappi Farm. You can check with your manufacturer or vehicle manual to find your cars ground clearance.

Can we bring our non-AWD and walk the last bit to the property?No, this is not a practical solution. There is a causeway (water crossing) immediately before the property. The last 5km to our location is through private properties and vehicles cannot be left on our neighbours properties.

We are two families travelling together but only one of us have a 4WD. Can we ‘car shuffle’?No, this is not a practical solution. The last 5km to our location is through private properties and vehicles cannot be left on our neighbours properties. The nearest town where a vehicle could potentially be left is Berridale, 20km away.

Do we need snow chains in winter?Whilst you don’t need snow chains to access Lappi Farm, even for 4WD vehicles it is recommended to carry properly fitted snow chains when driving to the Ski Resorts between the June and October long weekends.

Do people live on the property?Yes, this is our family home and we live here year-round.

Can I bring my pets with me?We are happy to advise that we are a pet friendly property. Check out our Holidaying with fur kids blog post here. There is a one-off booking pet fee of $25 regardless of how many pets you bring & a pre authorised security bond of $200 which will be processed in the event of damage or excess cleaning required. Pets must be well-behaved and kept under control at all times. Owners must clean up after their pets, not leave them unattended inside the cabins at any time and not leave them on the property unattended. We remind guests that domestic animals, other than service animals, are not permitted in the National Parks. We have secure day kennels available for hire for $20 per day.

Do you have Canoes and Kayaks?Yes we do. We have canoes and kids kayaks for use. We also provide paddles and life-jackets.

Do you have BBQ facilities?Each cabin has a firepit with BBQ plate outside. We do not have electric or gas BBQ’s available.

Do you supply firewood?We supply approximately 20kg of firewood with each booking with further firewood for sale via reception. Our prices are generally cheaper than service stations/bunnings etc however guests are welcome to bring their own firewood with them. Guests are NOT permitted to use chainsaws on the property.

Can we bring our dirt bikes to the property?Dirt bikes are not permitted on the property.

Can we go 4WD-ing on the property?Whilst we are a 4WD-access only property, we do not have 4WD tracks and guests are only permitted to drive on the road between the cabins and the entrance to the property.

Should I bring my groceries with me?We do recommend guests bring all their supplies with them. The nearest supermarkets are in Jindabyne or Cooma, 35-50 minute drive from our location. Each cabin has a 220l fridge/freezer.

Do you offer horse riding?No, we do not offer horse riding on the property. There are a number of locations in the region where horse riding is available and we recommend guests do an internet search to find the most suitable option for them.

Can we hunt on the property?Guests are not permitted to hunt on our property. Firearms and other hunting tools are not permitted on the property by guests.

Do you have mobile service or wi-fi? Do you have tv’s?We do offer WiFi in each cabin, speeds can vary but average around 25Mbps. We do not offer a discount or refund in the event of an internet outage. Mobile service on our property is extremely limited, with Telstra generally providing the best service. Our cabins do not have TV's. We try to provide guests with a break from technology, with wifi being a recent addition - but feel free to tell your boss that there is no coverage and turn your phones off :)

How can family and friends contact me if there is an emergency?Our phone number is 0418 437 400 and we can pass on messages to guests in emergencies.

Do you have a laundry?Yes, we have a communal laundry with free washing machine. From time to time in winter the laundry plumbing may freeze. We do not have a dryer and guests should bring their own detergent with them.

Do you have luggage storage available?As we are a farmstay, we are frequently out of reception and working on the property. As a result, we do not offer luggage storage as we cannot provide a secure location for the storage.

What activities can I do on the property?Our property is unique destination best suited to those looking to escape the hustle and bustle and disconnect during their stay. Check out our Experiences & Attractions page for details.

Can we have parties and music at the property?We are a family-friendly property and a property where people come to get away from the hustle and bustle of everyday life. As such, we do not allow parties and events. Whilst guests are more than welcome to have music at their cabin, this should not be of a volume where it causes disturbance to other guests.

Can we go fishing at the property?We have approximately 1.6km of river frontage to the Snowy River. Trout season is between the October and June long weekend, fishing for trout in streams outside of the season is illegal. Our guests are more than welcome to fish from the banks (with appropriate licences if required). We ask guests to remain on our side of the river and within the boundaries of our property.

Do you host weddings?We have hosted weddings on the farm. We have several amazing locations on the property which provide beautiful outlooks for your special day.

Are the cabins heated?Yes, they sure are. Even on the coldest nights we find most people are turning the heating down.

Do we share a cabin with other people?No, you book the cabin for your exclusive use.

How many people can stay in the cabin and can we bring bedding for additional guests?Our Mokki cabins cater for a maximum of 4 guests, with the Hytti cabin catering for 6 guests. Additional guests and bedding are not permitted beyond the maximum numbers even if you supply your own.

Do your cabins have bunk beds?Yes all cabins have a set of bunk beds.

How big is the fridge?Our cabins have full-sized fridges (Approx 240L) with freezer, not a bar fridge.

What linen do we need to bring?You don't need to bring any. Linen, blankets, towels etc are all provided.

What type of coffee machine is in the cabins?The cabins have a pod coffee machine that uses K-Fee pods available from Aldi.

How far apart are the cabins from each other?The cabins are spaced approximately 50m from each other.

Do the cabins have hot water?Yes, each cabin has its own hot water service.

Where is the nearest Service Station?The nearest service station is located at Berridale, 20km from our location. All service stations in the region have alpine diesel.

Where are the nearest groceries stores?The nearest grocery stores are location in Jindabyne and Cooma, 35-50 minutes from our location. With that in mind, we recommend all guests arrive with at least their first day worth of food so you don’t need to turn around upon arrival to head back and do your groceries.

Are there any nearby restaurants?Check out our 'The Experience' page for a range of nearby venues and things to do. To name a few local options, 5km’s down the road is the Dalgety Brewing Company. In Dalgety there is the The Buckley’s Crossing Hotel and Tuscany. In Berridale you will find the Berridale Country Club, Out of Bounds pizza and Shut the Gate Winery and Little Grocer.

Does it snow at the property?Whilst it can snow at the property, it is not often and rarely settles on the ground. Guests will generally need to drive into the Kosciuszko National Park to see snow.

How far are you from the ski resorts?Both Thredbo and Perisher are approximately 75 minutes’ drive from our location. Selwyn Snowfields is approximately 2 hours drive.

Where can I get a National Parks Entry Pass?Passes can be purchased at the park entry gates or at the visitors information centres in Cooma or Jindabyne.

Do you offer ski, board and snow chain hire?"No, we do not offer hire. These are readily available at a number of rental shops and service stations in Cooma, Berridale and Jindabyne.

Can I request a particular cabin?Yes and we will do our best to organise this however please note that all cabin requests are on a request basis only and cannot be guaranteed.

What is the age of 'children' for bookings?Any one under the age of 18 is considered a child, and children aged 2 and under are considered infants. Children and infants stay free-of-charge when booking directly through our website.

Can I change or cancel my booking?Amendments Amendments are subject to availability. Any amendments to bookings will incur a $25 administration fee. Cancelation conditions vary between peak, shoulder and off peak periods and full terms and conditions can be found in this FAQ or by searching 'Terms and Conditions' in the search bar,

What time is check in and check out?Check in is from 3pm and check out is before 10am. If you will be arriving late, please let us know so that we can provide alternate check in arrangements. Guest who have not departed by 10am will incur fees up to a full additional night charge. As we are a family run business, we don’t have a team of cleaners and the cabins are cleaned by a single person. With this in mind we ask that guests are prompt with their check out to allow us enough time to clean all cabins before the 3pm check in time.

Can we book multiple cabins?You are able to book multiple cabins using the booking widget on our bookings page. While we will do our best, we are not always able to ensure adjacent cabins.

I've booked through Airbnb, Booking.com or another 3rd party. Can you cancel my booking?We are unable to cancel these bookings, as they are made with a 3rd party agent under their terms and conditions and not with us directly. Guests who have booked via a 3rd party will have to cancel with that 3rd party. Third party bookings have stricter amendment and cancelation policies above and beyond our own. They are more expensive than booking direct and offer less flexibility. If you have made a booking with a 3rd party we offer a 48 hour fee free cancellation policy.

What are your Terms & Conditions?Lappi Farm Terms and Conditions All bookings made via Participating Websites or with Lappi Farm directly are made subject to these Terms and Conditions and the person making the booking will be deemed to have accepted these Terms and Conditions on behalf of all persons who will be staying and visiting at Lappi Farm under the booking once any payment is made in relation to the booking. If booking via your Travel Agent the Terms and Conditions provided by your Travel Agent will apply to your booking and you should ask your Travel Agent for a copy of these Terms and Conditions. If any part of your booking falls on a date which is classified as a Peak Season Booking date then your entire booking will be deemed a Peak Season Booking and any Terms or Conditions which apply to Peak Season Bookings will apply to your entire booking. Any prices, fees, deposit amounts or charges which are specified or referred to in these Terms and Conditions are in the same currency as the booking to which they relate. Definitions In these Terms and Conditions: “Booking Credit” means credit which may be applied to future accommodation or accommodation package bookings with Lappi Farm. “Snowy River Cabins” means B.E & H.T May trading as Snowy River Cabins. “Lappi Farm” means B.E & H.T May trading as Lappi Farm. “You” and “Your” mean the person who is making the booking. Photographic Identification When you check-in you may be asked to provide photographic identification. If you are unable to provide such identification your booking may be cancelled and any pre-payment you have made in relation to the booking will be forfeited to Lappi Farm under this term. How To Book / Quotes and Reservations Bookings can be made online via any of the Participating Websites or with Lappi Farm direct by calling 0418 437 400 (+ 61 418 437 400 if calling from overseas). Bookings are subject to the availability and applicable pricing of the Lappi Farm at the time of the booking and some conditions and/exclusions may apply including but not limited to minimum stay requirements. Any quote given is an estimate only of price and the price will only be confirmed once a payment is made on the booking and you receive written advice from Lappi Farm that the payment has been received and the booking has been confirmed. Any confirmed price is subject to change if: • a payment which is due on a booking is not received by Lappi Farm by the date the payment is due; or • there is a change in or imposition of a government charge, tax or levy which entitles or necessitates Lappi Farm changing the price of your booking. If you reasonably believe a written confirmation or invoice which has been provided to you is incorrect, you can request that Lappi Farm reissue that written confirmation or invoice and you may either pay the amount specified on the reissued written confirmation or invoice by the date which it is specified as being due, or cancel your booking. Payment Payments may be made by Visa or Mastercard. Additional expenses on property may be paid by Visa or Mastercard or in Australian cash. Deposit and Final Payment For all bookings a deposit of 30% per booking must be received immediately to confirm your booking. For all bookings full payment must be received at least 14 days prior to your scheduled day of arrival or, if your booking is made within 14 days of your scheduled day of arrival, at the time of booking. If any deposit or final payment is not received by the due date, Lappi Farm reserves the right to cancel the booking and any monies paid by you in relation to your booking will forfeited to Lappi Farm. Once a deposit for your booking has been made, confirmation of that payment and your booking will be sent to you via email to the email address you provided at the time you made the booking. Rates and Charges The currency applicable to any quoted rates is in Australian dollars. All quoted rates are subject to change at any time until full payment is received. Quoted rates are inclusive of all compulsory government or regulatory charges and taxes (for example GST) where applicable. Quoted rates do not include transport to or from Lappi Farm or items of a personal nature including but not limited to laundry, room service, meals or transfers, airport taxes, unless otherwise indicated. Some rates which are quoted are valid only for a minimum number of nights and if the number of nights included in your booking changes the rate may also change. Please visit the Lappi Farm website or contact Lappi Farm direct for further information on specific inclusions and exclusions. Refunds To the extent permitted by law any amount paid by you to Lappi Farm for your booking is non-refundable unless stated otherwise in these Terms and Conditions. The balance of any monies paid by you after any applicable fees or other amount you owe to Lappi Farm has been deducted will be held by Lappi Farm as Booking Credit which may be applied to any future bookings you make with Lappi Farm. Amendments All amendments are subject to the availability and applicable pricing of the Lappi Farm at the time the amendment is requested. A $25 Administration Fee will apply for all amendments. If a booking consists of more than one cabin or camping area, then each cabin or camping area is required to be amended, which consists but is not limited to relisting and altering details in our booking system and partner systems, and processing additional charges or refunds. Preponing Booking 14 days or Less Until Check In You will be required to pay the full value of any new dates immediately as the check in date is within 14 days. The original vacated dates will be released for booking upon confirmation of the conditions in this email. A refund for each of the dates rebooked will be issued, minus the $25 amendment administration fee. Postponing Booking 14 days or Less Until Check In You will be required to pay the difference in value of your new booking immediately as the check in date is within 14 days, in addition to a $25 amendment administration fee. The original vacated dates will be released for booking upon confirmation of the postponment conditions email. A refund for each of the dates rebooked will be issued. Postponing Booking More than 14 days Until Check In If the required deposit is greater than the original booking, you will be required to pay the difference immediately. If the required deposit is less than the original booking, the difference will be held by Lappi Farm, and used to cover any fee or reduce the balance owed on the booking. A $25 amendment administration fee will be added to your booking. The original vacated dates will be released for booking upon confirmation of the postponment conditions email. The balance of your new booking value and administration fee will be processed 14 days prior to your arrival date. Amendments are not guaranteed but may be requested up to 48 hours prior to your scheduled check-in by emailing stay@lappifarm.com.au. Cancellations If a booking is cancelled any non-refundable deposit or payment which you have paid will not be refunded and additional cancellation charges may apply under this clause. If you cancel your booking the following charges will apply in relation to each booking: More than 14 days prior to your scheduled check-in time: a $25 administration fee will apply 8-14 days prior to your scheduled check-in time: 30% of your total booking fee will be taken as a cancellation fee 7 days or less prior to your scheduled check-in time: a 100% cancellation fee will apply No-Shows or Terminations If you do not show up for your booking or terminate your booking early after you have checked in you will be charged a 100% cancellation fee. If you wish to terminate your stay early because you are dissatisfied with some aspect of your stay this must be discussed with management. Property management may in its absolute discretion provide you with Booking Credit for an amount equal to part or all of the monies paid by you in relation to the booking may be applied to any future bookings you make with Lappi Farm. Booking Credit If you are issued with Booking Credit to be applied to future accommodation or accommodation package bookings with Lappi Farm such credit will be valid for twelve months from the day the booking is cancelled. Booking Credit may only be used to pay for bookings at Lappi Farm. Booking Credit may only be used to pay for the accommodation portion of your booking and may not be used for non-accommodation items not included in accommodation rates. To redeem Booking Credit you must make your booking via Lappi Farm by emailing stay@lappifarm.com.au. Any stay to be fully or partly paid for using Booking Credit must be booked and paid for in full prior to the expiry of the 12 month validity period. Any Booking Credit not redeemed at the expiry of the 12 month validity date will be forfeited in its entirety to Lappi Farm. Check-In Standard check-in time is 3:00pm but times may vary and you should confirm the check-in time with the Lappi Farm prior to your scheduled check-in day. If you wish to guarantee your ability to check-in prior to 3:00pm you must book an additional nights stay and pay the applicable rate for that additional night. Check-Out Standard check-out time is 10:00am. If you wish to check-out later than the standard check-out time you must obtain approval from property management at least 24 hours prior to your scheduled check-out time. Property management may approve a request for late check-out in their absolute discretion. If you wish to secure a late check-out, you must book an additional nights stay and pay the applicable rate for that additional night. If you check-out of a cabin after 10:00am the following additional charges will be applied to your account and will be payable by you on check-out: • a surcharge of $50.00 per hour for every hour after 10:00am that you fail to check-out; or • if you check-out after 12pm a charge equivalent to the fully daily rate which applies to your booking. Security Deposits You must on request provide a credit card authorisation when you check-in. This authorisation may be used to cover incidental items including but not limited to security bond or deposit for any breakages or damage incurred during your stay or cleaning charges in excess of the normal level of cleaning. The pre-authorisation process validates your credit card, and protects both the cardholder and merchant from increasing fraud incidents. The pre-authorised amount is set aside by the card issuer for a period of up to 14 days from the date of pre-authorisation and the pre-authorisation will affect your available funds balance or spending limit. For more information on this practice please contact your card issuer. Once a pre-authorisation has been made, Lappi Farm cannot release, remove or lower the authorised amount, until we process the final account on departure. This is a restriction imposed by the card issuer and cannot be negotiated. Where a credit card is not available a minimum $200.00 cash deposit will be required on check-in. This deposit will be refunded only once an inspection of any accommodation or service you used associated with your booking has taken place. In most cases this will not be able to occur at the time of check out. The deposit will be refunded either to a card or via direct deposit into the bank account of the person who made the booking or other account on receipt of written permission from the person who made the booking. Cleaning Surcharge A standard cabin changeover after guest departure is allocated 60 minutes. Should excess cleaning be required above this time frame, guests will be liable to pay the required cleaning fee by the standard hourly rate deemed by Lappi Farm. Smoking All cabins and inside areas are designated non smoking areas, as is the entire grounds of the homestead. Should evidence of smoking in inside area be detected, an immediate surcharge of $200 will apply to the credit card provided for the Security Bond. This fee is to cover the additional time and disruption to incoming guests. Lappi Farm may apply further charges at the cost incurred or losses to Lappi Farm. All cigarette butts should be disposed correctly and not placed on the ground in any fire pits. Rubbish and Waste All rubbish and waste, including biodegradable and food waste must be placed in appropriate bins. Any rubbish and waste found outside cabins requiring clean up by owners or contractor may incur a surcharge cleaning fee at a prorata rate of $50 per hour. Noise Restrictions Noise should be kept at a level where it is not causing disturbance to other guests or the property owners at any time of day. Guests are not permitted to make excessive noise or noise which is disruptive or impacts the experience of other guests or owners on the property. Should noise restriction not be adhered to, guests will received one warning only from a representative of Lappi Farm. Should noise continue after this time, guests will be asked to leave the property immediately and forfeit all remaining booked accommodation and related fees in accordance with the Cancellations Policy. Servicing The Lappi Farm are un-serviced. A 'Refresh' service may be available for separate purchase. You can inquire about this ‘Refresh’ service prior to check in. Pets House trained pets are permitted inside our cabins, but we ask that they not be allowed on the furniture. Pets must remain under control at all times and are not to be left unattended on the property, either inside or outside of the cabins, unless in a dog run approved by Lappi Farm. All pet waste must be cleaned up by the guests in open areas and surrounding the cabins. We recommend that guests bring sheets or similar coverings for beds and soft furniture in the cabins if their pets are shedding as excessive pet hair that results in additional cleaning time will be charged to the guest at a pro rata rate of $50 per hour. There is a one-off booking fee of $25 for guests bringing pets with them. A $200 credit card pre-authorisation is also required for all guests bringing pets with them in the event of damage caused by, or because of, the pet staying in a cabin or cabins. Group and Multi-Cabins Bookings Multi-cabin and group bookings are permitted but we do remind our guests that we are a remote destination where others come to get away from noise and the hustle and bustle of everyday life. As such, we do remind guests that noise levels at all times must be respectable to other guests at all times as per our noise restrictions terms. If items are moved between cabins, guests are asked to return them to their original cabins prior to check out. An inventory list will be available in the cabins to assist with this. There will be a $50 charge per cabin for items that have not been returned to their original cabin, and all group bookings will have a $200 pre-authorisation to cover this charge and excessive cleaning if deemed necessary. Facilities and Services Whilst care is taken to ensure that the description of facilities and services of the Lappi Farm is accurate, these are continually being changed, upgraded, and on occasion taken out of service and if any feature/facility is essential to you in choosing Lappi Farm, it is your responsibility to confirm prior to making your booking that the feature/facility will be available during your stay. To the extent permitted by law Lappi Farm is not liable for omissions, errors or changes to the facilities and services at a property, whether temporary or permanent. Accommodation facilities listed may not apply to all room types. Use of property facilities are by discretion of the guest. All guests using optional facilities must take care to use precaution and use all safety equipment required and provided. Guests must obey all written directions and must only use optional facilities if their health, fitness and personal ability are of a standard suitable for the facility they are opting to use. Linen and Bedding Linen and towels, doonas with covers, pillows with pillow protectors and covers, and heavy fleece blankets are included with all bookings. All guests must use appropriate linen on bedding. This must include a bottom sheet and top sheet or sleeping bag as well as pillow case. Linen is not to be removed from the beds and taken outside. Wildlife and Livestock Guests must not enter fenced paddocks and fields where livestock and horses are kept. If approaching livestock or horses outside of these areas, guests must approach with due caution and be aware of the risks of approaching untrained and herd animals. Guests must not trap, hunt or intentionally injure wildlife. It is not recommend to approach wildlife as they have a potential to cause serious harm or even death. It is asked that guests not feed wildlife as their internal organs cannot cope with human and manufactured food and this may cause serious illness or death to the wildlife. Should a guest find injured or trapped wildlife, they should advise Lappi Farm immediately, who have been trained in wildlife rescue and care. Firearms and Dangerous Weapons Firearms are prohibited in all areas of the property at Lappi Farm. Should a guest be found to have a firearm or other dangerous weapon on the property, Police will be notified immediately. Special Requests Whilst Lappi Farm attempts to satisfy all special requests, Lappi Farm does not guarantee that special requests can be accommodated. Management Access to Cabins Lappi Farm reserves the right for contractors or representatives of Lappi Farm to gain access to cabins at times deemed suitable. This may include but not be limited to emergencies, servicing and maintenance. Maps and Images Map images, if shown, are for general information and may not necessarily reflect actual routings, locations or services provided. Destination shots may have been supplied to Lappi Farm by third parties and Lappi Farm does not guarantee the accuracy of any destination shots. Photos are indicative only. Travel Insurance Lappi Farm strongly recommends that at the time of booking you purchase comprehensive travel insurance to cover items including but not limited to: loss of booking amount through cancellation, loss or damage to personal baggage, loss of money, medical expenses and Covid related cancellations. Unaccompanied Minors All guests under the age of 18 must be accompanied by a responsible adult such as a parent, step-parent, guardian or other adult who has parental rights and responsibilities for the under 18 year old guest. If a guest is found to be a person under the age of 18 who is not accompanied by a responsible adult Lappi Farm may immediately cancel the guest’s booking and the full booking amount will be forfeited to Lappi Farm under this clause. Third Party Products and Services Lappi Farm sometimes includes third party products or services and Lappi Farm is not liable under any circumstances for any failure by third party providers to provide products or services, nor for any error, alteration or change of any kind made by those third party providers following acceptance of a booking by them. All third party coupons, vouchers, receipts and tickets are issued subject to the Terms and Conditions specified by those third parties. Lappi Farm does not warrant the accuracy of any information, statements or representations made by third parties Lappi Farm is not liable for any act, omission, default or negligence of any third party provider. Release, indemnity and proportionate liability To the extent permitted by the law, you agree to release, indemnify and hold harmless, Lappi Farm and its current and former officers, employees, contractors, sub-contractors/consultants (including their respective employees and contractors) and agents against, from and in respect of all expenses, costs, liabilities, claims, actions, proceedings, damages, judgments and losses of any kind whatsoever (including but not limited consequential and economic losses property loss/damage and damages for injury, including personal injury and death) arising out of, caused by, attributable to or resulting from your booking or your stay at the relevant Lappi Farm even if caused or contributed to by Lappi Farm negligence, wrongful act/omission or, breach of these Terms and Conditions or breach of duty or otherwise. You agree that for the purpose of any release and/or indemnity given by you in favour of Lappi Farm, the provisions of Part 4 the Civil Liability Act 2002 (NSW) do not apply. To the extent permitted by law the aggregate of Lappi Farm liability to you is limited to an amount not exceeding the amount paid by you for your booking. Events Beyond Control Lappi Farm is not responsible for any loss arising out of any occurrences or Conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule. All travel documents, observance of laws and government regulations are your responsibility. Use of Information You consent and authorise Lappi Farm to collect, use and disclose your personal information for the purposes of administering your booking and providing you with any services associated with your booking. You consent to information which you have provided to Lappi Farm as part of your booking being used by Lappi Farm for the purpose of informing you about offers and promotions which relate to Lappi Farm. Lappi Farm will not provide or disclose any information you have provided to Lappi Farm without your prior written consent. Upon request by you and to the extent permitted or required by law, Lappi Farm will provide you with access to and/or the ability to correct your personal information however only the person who made the booking will be entitled to access and/or correct personal information pertaining to that booking. General The Terms and Conditions are governed by and will be construed in accordance with the laws of the State of New South Wales, Australia. Nothing in these Terms and Conditions affects any rights you may have and which by law cannot be excluded, including under the Competition and Consumer Act 2010 (Cth) and under State and Territory consumer protection legislation. If part or all of any clause of these Terms and Conditions is illegal, invalid or unenforceable then it will be read down to the extent necessary to ensure that it is not illegal, invalid or unenforceable, but if that is not possible, it will be severed from these Terms and Conditions and the remaining provisions of these Terms and Conditions will continue to have full force and effect. Acceptance Acceptance of these Terms and Conditions will be acknowledged by the guest at the time of confirming a booking and providing booking deposit.

What is the best way to book?We encourage our guests to book directly with us here. Booking direct is the cheapest option and booking online will secure your booking immediately. Although we are bookable via 3rd parties such as Airbnb, these 3rd parties are more expensive and have much stricter amendment and cancelation policies above and beyond our own.
